According to the new model prepared to accelerate the transformation, housing will be produced to be rented throughout the country. These houses will primarily be given to risky building owners and tenants in urban transformation. Rental amounts and rent increases will be determined by the public authority and the rent ceiling will be applied.

In order to prevent price increases in the market, ideas were exchanged with the leading stakeholders of the sector last year.

In this context, Real Estate Expert Lawyer Ali Güvenç Kiraz, who suggested the idea of ​​rental housing, said, “Now, we need to rapidly produce rental housing for both the state, municipalities, and the private sector, not to be sold (forbidden to sell-time deed barrier).

This model works in many European countries, especially in the Netherlands and Austria, and it is possible to find suitable loans. The private sector should be encouraged in this regard. In this way, the understanding that raises the rental market in Turkey, especially in the hands of individuals, will come to an end.”

The Real Estate Investors Association (GYODER) also brought the rental housing model to the agenda. In this context, GYODER President Mehmet Kalyoncu used the following statements in his previous statements:

“With the Accessible Housing Model, we reduce the land share to zero during the development process. So we cut the cost in half. Of course, this is possible with the land provided by the public.

In this way, the private sector produces housing for rent. If the model is realized, 500 thousand rental social housing can be produced in the first 3 years. There will be a rent limit here. There will be a ceiling limit according to the cities and it cannot be exceeded.”
