Earthquake Effect on Housing Prices!

Rental opportunism does not end in the provinces that received immigration after the earthquake. There are those who double the rent, and those who do not give a house to the earthquake victim because of the fear of not getting paid. According to Endeksa data, after the earthquake, rents increased by 20 percent in Muğla and 16 percent in Izmir.

Endeksa examined the stock status, housing and rental prices in and around the provinces affected by the earthquake.
The striking results of the study, which compared January 1 to February 5 and February 6 to February 22 after the earthquake, are as follows:
RENT AND PRICES
According to Endeksa data, in January before the earthquake, house prices for sale increased by 9 percent and rents by 5 percent in earthquake provinces. In February, if the earthquake had not occurred, an 8 percent increase in prices and a 4 percent increase in rent had been foreseen.
However, as a result of the study comparing the period from the beginning of January to February 6 on the day of the earthquake after the earthquake disaster and the period until February 22, it was seen that the prices of houses for sale increased by 14 percent on average and the rents of houses increased by 17 percent on average in the provinces affected by the earthquake.
When we look at the provincial sales prices, the highest increase is in Malatya. Although the expectation for February is a 9 percent price increase in the city, this rate reached 33 percent with the earthquake.
Malatya was followed by Elazig with 20 percent, Kahramanmaraş with 18 percent, Hatay and Adana with 16 percent.
Rents are higher, on the other hand. Although the February expectation in Hatay is 6 percent, the increase after the earthquake was calculated as 56 percent. Hatay was followed by Malatya with 41 percent, Adıyaman with 33 percent and Maraş with 30 percent.

AVERAGE RENT EXCEEDS 10 THOUSAND TL
In many of the provinces preferred by the earthquake victims, the average rental price exceeded 10 thousand liras.
According to the results of the research, the average rent was 11 thousand 660 liras in Ankara, 10 thousand 334 liras in Mersin and 16 thousand 156 liras in Antalya.
The average rental price in Kayseri and Konya is approximately 6 thousand 500 liras. In the earthquake region, the highest average rent is in Adana with 8 thousand 575 liras.
The average rent in Gaziantep and Hatay approached 7 thousand liras and 5 thousand liras in Adıyaman and Malatya.
According to the Endeksa research, the average rents in other provinces where earthquakes were experienced are as follows;
Diyarbakir 6 thousand 411 liras, Şanlıurfa 5 thousand 544 liras, Maraş 3 thousand 517 liras, Kilis 3 thousand 287 liras, Osmaniye 2 thousand 883 liras, Elazig 2 thousand 346 liras.
THEY DON’T GIVE HOME TO EARTHQUAKE VICTIMS
While citizens in many parts of Turkey open their homes and rooms to earthquake victims without asking for any price, there are also those who say “I will not give a house to earthquake victims”.
According to the information given by the representatives of the real estate sector, some property owners do not give their homes to the earthquake victims because of the fear of not being able to get regular rent, and some want annual rent.
Former tenants in the surrounding provinces, where demand is high recently, have also received requests for “I have relatives in the earthquake, evacuate the house”. With this excuse, the property owners are trying to evict the tenant and rent the house to someone else with a high price.
HOUSING OPPORTUNITIES DO NOT END
The table in the metropolitan areas was also examined. While an 8 percent increase in rent was expected in February in Ankara, one of the provinces most preferred by earthquake victims, the increase was 26 percent and the rental housing stock decreased by 24 percent. After the earthquake, rents increased by 20 percent in Muğla, 16 percent in Izmir and 13 percent in Istanbul.
